Why we built Delning

Delning (DAYL-ning) started with a recurring chore. Every month, a co-host we know sat down with a spreadsheet, a folder of payout CSVs, and a calculator to work out what each owner was owed. The numbers were always right by the end, but the process took an evening, broke whenever a commission split changed, and left no clean record an owner could trust.

We looked at the property-management platforms on offer and found tools that did everything except the one thing that mattered: turn a month of reservations and expenses into a clear statement an owner can read in under a minute. So we built a focused tool that does that well, and skips the rest. Import the payout file, track expenses, calculate the split, send a branded statement. No setup marathon, no features no one uses.

The goal is a monthly close you can finish over a coffee, with figures that reconcile and a paper trail both sides can rely on at tax time.
